Most leaks we chase in Austin start at a pipe boot or a chimney, not in the field of the shingles.
That one fact decides how we work. A homeowner calls about a stain on the ceiling and has already been told by someone that the whole roof is done. Then we get up there and find a neoprene pipe boot split by eight Texas summers, or step flashing that was reused from the roof before this one, or a counter-flashing that somebody smeared with caulk instead of cutting a reglet into the mortar. That is a roof leak repair, priced as one job, finished in a day.
Sometimes the roof really is done. Granules piled in the gutters. Tabs curled at the corners. Decking that gives under a boot near the eaves. Hail bruises across every slope, not just the west one. What we will not do
- Lay a new roof over an old one. We tear off to the deck. Every time. You cannot see rotten decking through two layers of shingle, and you cannot nail through it properly either.
- Offer to cover your deductible. In Texas that is insurance fraud, and the homeowner carries the risk of it. Anyone who offers is telling you something about the rest of their work.
- Quote a replacement over the phone. A repair can get a rough range from your photos. A new roof needs a measured roof and a look at the deck edge.

How a job runs, start to finish
The same order for a pipe boot as for a full tear-off. Only the length of step five changes.
- You call or send the form. We ask for the address, what the roof is doing and, if it is a leak, where the stain is. A rough range for a small repair can come from your photos.
- We go up. One of us walks every slope, checks the deck edge at the eaves, looks into the attic where we can, and photographs what we find.
- You get the packet. Photographs, measured squares and the estimate with one line per layer. Read it at your own pace. Nobody sits in your kitchen waiting for a signature.
- We book the work. Shingle jobs are scheduled around material delivery and the forecast. Metal waits for panel fabrication.
- The roof gets done. Tear-off and dry-in on the same day, never a bare deck left open overnight. Magnet sweep of the yard and driveway before we leave.
- Final photographs. You receive a set of the finished roof, the flashing details and any deck sheets we replaced, matched to the invoice lines.

Every slope, every penetration, every flashing detail, plus the attic where we can get in. Damage is shown in close-up with a tape or a coin for scale, and each photo is labelled with the slope it came from.

Slope by slope, with the pitch noted. Waste factor written as its own figure so you can see it, not buried in the total. A 9/12 roof cut up with valleys wastes more than a plain 4/12 gable, and the estimate says by how much.
Layer-by-layer line items
Tear-off, deck, membrane, underlayment, drip edge, flashing, ventilation, shingle or panel. If two companies quote you, this is the page that lets you see which one left the flashing out.

Price basis for each service
Can you give me a price for a new roof over the phone?
No. Roof replacement cost in Austin depends on squares, pitch, how cut-up the roof is and how much decking is soft, and none of that is visible from the street. A leak repair can get a rough range from your photos, then a fixed written price once we have been up.
Will you cover my insurance deductible?
No. Waiving or absorbing a deductible is insurance fraud in Texas. What we do is document the damage properly, chalked and photographed slope by slope, so you have something solid to hand your insurer. We do not negotiate the claim for you.
Can you put new shingles over the old ones? It's cheaper.
It is cheaper this year. We do not lay over. A second layer hides rotten decking, adds weight, holds heat, and makes the next roof more expensive to tear off. If a lay-over is what you want, we are not the right company for the job.
My roof is leaking. Does it need replacing?
Often not. Pipe boots, chimney flashing and valleys account for most of the roof leak repair work we do in Austin. If the shingles still have life in them, we fix the flashing and write down how many years we think the roof has left.
Who is this not for?
Commercial flat roofs on big buildings, and anyone who wants the cheapest number on the table without seeing what it includes. We do houses. Our estimate is rarely the lowest line in a stack of three, and it is usually the only one that lists the flashing.
